When Nick Halverson founded Osa Property Management in 2017, he had a vision: to provide full-service property management with a focus on transparency, reliability and exceptional guest experiences. His background in Costa Rica, dating back to 2005, has shaped the company’s core values. He recalls the early days of managing properties without formal systems in place, which led him to refine his approach.
“I understand the pain points of property ownership in Costa Rica because I’ve lived them myself,” says the CEO and owner of Osa Property Management, recalling his own struggles with unreliable services and delayed repairs.

It’s about maintaining a high standard and building long-term relationships,” explains Halverson, who earned his Applied Economics and Management degree from Cornell University and his MBA from Indiana University Kelley School of Business.

Osa’s dedication to excellence has been recognized within the industry, with the company recently being named Company of the Year by Cámara de Turismo de Osa (CATUOSA), a prestigious local tourism association. Halverson’s wife, Abigail Vargas, has played a pivotal role in Osa’s growth, from a two-person team to now managing the company’s more than 50 employees in her role as general manager, and in helping shape the company’s strong community ties and operational efficiency.
In addition to personalized service, Osa stands out for its legal compliance, making sure all its operations meet Costa Rica’s strict requirements. Most notably is its compliance with the Superintendencia General de Entidades Financieras (SUGEF), which is required by all property management companies in Costa Rica, but often ignored by competitors. With expansion plans in full swing, Osa is now broadening its reach into new areas, such as Golfito near the Panama border and a new Osa-owned office in Uvita, further extending its footprint throughout Costa Rica.
